The next KCIG business meeting will be held on May15th at the usual location in Shawnee, KS.

There will be a panel discussion by KCIG members.

Cindy Seely - Lenders requirements in today's market (investor/buyer).  What types of funding are available to investors and the home buyers they sell to.  With home prices and interest rates at an all time low, why wouldn't an investor/owner buy?

Lamon Carter - The steps for finding a Section 8 tenant.  How to work with the local Housing Authorities. and place good Section 8 tenants in your properties.  Finding there right Section 8 tenant through proper screening.  Getting a house ready for the inspection.  What are they looking for?

Jerry Clevenger -  Definition of a "short sale".  With the massive increase of foreclosures, how are the banks going to unload the inventory of houses.  Can the average investor buy short?  How do you find foreclosures, and how do you approach the banks to buy these properties.  What are the hot buttons you push to get the banks to talk with you?

Dan Reedy - Exit strategies.  Once you locate and buy a property at a great price, now what?  Do you want to be a landlord, and have the tenants buy your house for you.  Do you want to sell it?  It's not a great time to sell to home buyers now, so what can you do to maintain control of the property until the market recovers.  Can you get a positive cans flow (or break even) while a tenant makes your payments and the property appreciates?
