Q. Do I need to own property to join KCIG?
A. Unlike some other local landlord organizations, KCIG does not require ownership of property as a prerequisite to joining.
Q. I am a new investor, can KCIG help me get started?
A. Most real estate instructors recommend that a new investor join a local investors club or real estate association to take advantage of the educational and networking opportunities. Learn the latest techniques and market conditions by listening to speakers at the monthly meetings and workshops. Members can take advantage of the KCIG lending library to borrow educational materials (deposit required).
Q. I am an experienced investor, what can KCIG offer me?
A. The real estate industry is ever-changing due to changes in economic trends, legislation and marketing techniques, etc. Through our monthly meetings with speakers on various topics you can stay well-informed. Just as important, is the opportunity to network with other successful investors and perhaps lend a hand to help a new investor benefit from your experience.
Q. Does KCIG invest funds like a stock club?
A. KCIG members do not pool their funds to invest together as a group like a stock club. However, sometimes individuals may find partnership opportunities with other group members. A prudent investor will perform due diligence before undertaking any potential ventures (see KCIG Disclaimer).
Q. Do I have to be a member to attend a meeting?
A. Only members may attend a KCIG Business Meeting. Non-members wishing to attend may pay $15 for a temporary membership valid for that month (see Membership page).
Q. What do you do at your meetings?
A. The doors open at 7:00 PM for networking. The meeting is called to order at 7:30 PM. The Disclaimer is read and then there may be a brief report from the Treasurer or another Officer or Board Member. The President may have announcements to make or invite comments from the members. After the preliminaries are finished, the speaker will be introduced and give his/her presentation. The presentations are usually completed by 9:00 PM. Additional time for networking is allowed after the meeting has ended. Amarketing table is set up at the front of the room where members can set out business cards and flyers.
Q. Can I pay for my dues or ad with a credit card?
A. KCIG has recently set up a merchant account and this feature will be integrated into the web site. You can use your credit card (VISA, MC, Discover, AMEX) in person at the monthly meeting. You may use PayPal as an alternative way to pay online. Funds can be sent via email to kcig@lycos.com using this service.
Q. I paid $15 for a temporary membership last month, can I apply that towards full membership the following month or at a later date?
A. No, a temporary member can only upgrade on the same evening before the meeting ends by paying the difference.
Q. I submitted my membership application online (or by mail) a month ago and I have not received an acknowledgement.
A. You will not receive an official acknowledgement or communication if you submit your application online or by mail. If you apply online, bring a printout of your application and PayPal receipt to the first meeting you attend to expedite check-in. If you elect to receive your newsletter by regular mail, allow 30-60 days to be included in the mail list (there is no such delay for email newsletters).
