<p>Having experienced the trials and tribulations of building businesses across several industries has taught Kent the value of having the right mindset and principles in place to achieve your ultimate success.</p>
<p>Kent achieved corporate success at an early age, rising up the corporate ladder of one of the largest grocery distribution companies in the country.    In 1987 Kent began helping his father run a trading company in the grocery distribution and supply industry.  By the age of 23 Kent took over the day to day sales and operations of the company and in turn, the company grew to annual sales of over $80 million.  Kent ultimately oversaw the sale of the company to a Boca Raton based competitor and quickly rose through the ranks of the larger organization.  By 2000, Kent was the Executive Director of Sales and Market for the organization, now doing in excess of $2 billion in annual sales and a company that had grown into the 7<sup>th</sup> largest privately held company in Florida.</p>
<p>Although he had owned a few rental properties for several years, in 2000 Kent started his new venture with very little previous real estate experience.   Like many others, Kent was overwhelmed with the lack of quality information in the market to help a real estate professional to grow their business.   With so much garbage material in the industry, Kent found it difficult to navigate between fact and fiction.  He decided that the only way to distinguish between the two was to get involved and to learn some things along the way.</p>
<p>Kent started his real estate career by looking to wholesale a few houses each month to create a “nice” living.  However, this soon evolved into a much larger real estate organization.  Kent and his family now run a company has quickly evolved into a team that has become one of the premiere real estate investment organizations in the country.</p>
<p>By daring to dream big, taking calculated risks, and a willingness to step out, Kent, his family, and their partners have built an organization that stands out in real estate today:</p>

<li>Wholesaling over 800 houses since 2003, 200 in 2008, 210 in 2009, 225 in 2010, and has already wholesaled 200+ in 2011 thus far.</li>

<p>All of us want to be successful in life.  No matter what profession we have chosen to do, none of us would even remotely suggest that our purpose is to fail.  We all want success in our relationships, hobbies, our personal lives, you fill in the blank.</p>
<p>For most of us, society and the American culture tells us that we are entitled or that someone owes us a great life.  While many of us are striving for a great life, or at least would like to have a comfortable life, nothing in the previous sentence could be further from the truth.  We must realize that no one or no society at large owes us anything.  If we want to be successful, we have to&#8211;no, we must take 100% responsibility for everything we experience in life.</p>
<p>Wow, that’s a tough pill to swallow.  At least it was for me, because I knew that other people have caused things to happen to me that I couldn’t control.  So then, they are responsible-right.  WRONG!  All of us have been conditioned to blame others for our lives.  We must give up the blame game and begin taking control of our lives by taking control of our <strong>thoughts</strong> and <strong>actions.</strong></p>
<p>Let introduce a mathematical equation.  It is simply E+R=O</p>
<p>If something didn’t turn out as planned, you should ask yourself, “how did I create that” because -like it or not-each of us is creating our life every day.</p>
<p>We can’t always control the events or circumstances of life (E), but we can always control our response to those circumstances (R), to get the outcome we desire (O).  That’s not always an easy thing to do.  That’s why we must always be in control of our thoughts and actions.</p>
<p>For me, this was the beginning point for change.  I had to accept the fact that I created exactly where I am today.  No one else.  You can begin changing your life today by taking 100% responsibility for where you are.</p>

<li> Join a group – learn all you can for one year, then make a decision on what you want to do</li>
<li>Don’t be in a hurry.  If it’s a good deal today it will be a good deal tomorrow</li>
<li>Do not force the puzzle pieces together</li>
<li>Never invest in an area that you are not comfortable with</li>
<li>Avoid large – 2 -3 story properties – the bigger the house the more difficult it is to manager and repair (At least when you are first getting started)</li>
<li>Decide what type of tenants you want first – then go find a house that they would want to live in</li>
<li>Keep in mind a property with $100 a month positive cash flow – sound good right but the reality of that is this is a break even property.  You may do well for 2 or 3 years then, the big expense hits you now you are back to square one</li>
<li>Set goals – for yourself.  Remember you are a lot better off building from solid foundation of a couple of good potential properties than a half dozen hap hazard properties that could bring you down.</li>
<li>Do all your figuring at worse case scenario (I base all my rental income on a 10 month year)  If you can still manage on this number you will probably be ok</li>
<li>Find someone at the real estate club you trust for their opinion, don’t be afraid to ask for help.  In the real estate business you better practice going into a room of people and just walk up to someone and start a conversation.</li>

We learned that last month from our Vice President Marcus Painter. Hopefully now we all have goals set for this year and are moving toward them with boldness.</p>
<p>This month we are going to be discussing 2 topics, that can really help move you closer to your goals this year: How to find Investment properties and how to utilize free technology to help you become more effective in your real estate business. Christoph Becker with Blueprint Properties, LLC will be showing you some great ways to find deals and I will be discussing the free technology portion.</p>
<p>As leaders, the KCIG board believes it is important to share with you what things we are actually doing and what is working for us in our own businesses. Over the last few years I have really started to utilize this technology in my real estate business. It has helped me become more effective and as it turns out, most of it is free. 			<content:encoded><![CDATA[<p>What is Mentorship? Wikipedia defines it as follows: <em>Mentorship refers to a personal developmental relationship in which a more experienced or more knowledgeable person helps a less experienced or less knowledgeable person.  </em>Keep an open mind with this, the key is knowledge and experience within their subject of expertise.</p>
<p>How does this apply to Real Estate investors? Wholesalers need leads. They need good &#8220;bird dogs&#8221; to get better quality leads than they are likely to get from traditional marketing. Rehabbers need to find wholesale deals, they need to cultivate wholesalers to find deals that fit their requirements. Landlords need both Wholesalers and Rehabbers to get properties from and so on.</p>
<p>So why is Mentorship important? Regardless of where you are in your investing career, there is someone who might be able to save you some time and pain on your journey in some aspect of your personal development that directly or indirectly has an impact on your business. You may need more experienced eyes to look at how you are doing business to get to the next level. You may be missing systems or team members you need, or you may be spending time on something better delegated to to someone else so you can focus on revenue producing activity.</p>
<p><em>&#8220;Mentoring is a brain to pick, an ear to listen, and </em><br />
<em>a push in the right direction.&#8221; &#8211; John Crosby</em></p>
<p><em>&#8220;A lot of people have gone further than they thought they could because </em><br />
<em>someone else thought they could.&#8221;  &#8211; Unknown</em></p>
<p>Why would someone be willing to mentor? A good mentor is very likely a servant leader, who sees the value in investing in people, who understands the value of contribution, who is looking to leave a legacy. Chances are, a good Mentor has been mentored in the past and is open to paying it forward to the right person or persons that show up in their life. They may be looking for the right people who are getting started that they can corroborate with for mutual benefit.  As these relationships grow it may lead to partnerships, referrals and greater opportunity down the road. Or just the satisfaction of paying it forward.</p>

<p>If you take the time to pursue Mentorship, apply some humility, listen, be coach-able and teachable, take action and be accountable, you will reap rewards and find growth at a much more rapid pace than the lone wolves out there trying to reinvent the wheel.</p>
<p>Don&#8217;t forget the silent mentors, Books and audio programs. Find the time to read 10 pages a day, listen to personal development material while you drive. Go to the Public Library, Find out what KCIG has in the Resource Library, and get some recommendations on what to personally invest in based on your goals.  Ask yourself,  Who has been a mentor to you in any area of your life? 			<content:encoded><![CDATA[<p>One thing Napoleon Hill talks about in Think and Grow Rich is the Master Mind.  He goes on to say that this is a powerful tool to help you achieve your goals. The concept goes like this&#8230;a master mind consist of 2 or more people who work in perfect harmony to achieve the same goal or purpose.  When you put 2 or more minds together and they are working in perfect harmony, there is a third mind that shows up and will often give you ideas and thoughts that you never would have been able to think of on your own.</p>
<p>&nbsp;</p>
<p>We all want the same thing at KCIG, and that is to be successful real estate investors. We can apply this principle and use it to our benefit. I am apart of 2 different master mind groups already and it is awesome. The energy and excitement that comes from those meetings is incredible. I know this is helping me grow my own business in more ways then one. After the meeting I find my self getting flashes of ideas throughout the day and my creativity is much higher. It’s almost like your brain operates at a higher level and pushes you to think bigger.</p>

<p>So the question is, how do we use this for the KCIG group? How do we use the master mind principle to help you achieve your goals? I would love to here your thoughts and opinions on this one. Let me know what would work for you. I say we get together on a Sat and shoot some ideas around. Maybe we could read Think And Grow Rich as a group and talk about success principles. It really doesn’t matter as long as we do it!!</p>

<p>PS: What an incredible meeting this month at KCIG. We gave everyone a 30 day challenge to write there goals down and go over them 2 or more times a day.
